Homeschool Mom

“The Acellus Program helped my son grow academically for the remainder of the school year. He went from failing grades to 80’s and 90’s because he was able to take his time doing the class work.

Most importantly I will recommend this program to others. Acellus is an amazing program and I am 100% satisfied.”
Andrea S.

Parent of Special Ed Child

“After three years of homeschooling my son, we have gone through so many different curriculums to find the right fit.

The way this program teaches and goes over the subject again if it was not understood is amazing! My son’s reading comprehension was way below average. I now read the stories to him in the ninth grade Language Arts class, and there are many lessons on the one story. By the time he is done with the story, he comprehends it one hundred percent.

I want to thank you so much for making this affordable and having the most wonderful teachers! This is such an amazing program for kids that have physical disabilities, learning disabilities, or even just want to learn more at home. WE FOUND THE PERFECT FIT!!”
Debbie C.

Math Teacher

“I have several students who can pass Algebra I and Geometry because of Acellus. There just isn’t enough of me to go around.

I also tried using Acellus for an ADHD student who was very disruptive. It helped him so much! When working with Acellus, this student was able to focus and to accomplish something.”
Janie J.

How Acellus Works

The Technology Behind the Success

Acellus is a computer-based learning system that has changed online education as we know it today. Acellus is the only online learning system that utilizes I 2 (Intelligent Interaction), which technology enables it to cater the educational content to the individual skill set of each student through customized, personal instruction. The end result is students that were struggling, and at risk of dropping out, soon are able to fill in the gaps needed for success, and over a short period of time gain back the confidence needed to succeed in school, the workforce, and life.

Acellus courses are taught via tiered video instruction – each course is broken up into individual concepts, and each concept has multiple videos available. Acellus is able to customize the course to the individual pace and level of each student. As the student progresses through the course, every response is recorded and monitored, and through I 2 technology, personalized help videos are delivered right when the student needs assistance in a concept.

Acellus utilizes I 2 (Intelligent Interaction), to provide customized, personal instruction for each student.
What makes Acellus courses so engaging?

Acellus courses are taught by some of America’s greatest teachers. These instructors have expertise in conveying knowledge, and even “hard to grasp” concepts, through video instruction. Through the combination of excellent instruction and immediate feedback, students are quickly able to start experiencing success within their coursework.

Swiss Cheese Problems

Find the Holes in Your Student’s Knowledge

In Acellus, we create special problems for the purpose of identifying where a student has a hole in their background knowledge that’s making it hard for them to learn a particular concept. This special kind of a problem in Acellus we call a “Swiss Cheese Problem,” because it helps us find holes in a student’s understanding.

Five-Star Courses

Acellus has launched a new initiative to create courses that are “five star” in the way that they help students grasp and master concepts. The lessons are filmed in a diversity of locations with only the best and most qualified instructors, keeping them fun and exciting so that both students and onsite teachers will rate the courses as 5 stars.

Intuitive Student Interface

Students are able to access Acellus courses through the intuitive student interface. After logging in, they are able to select from their list of classes. Acellus takes them right to their current position in the course they have been enrolled in, and automatically marks their attendance for the class.

Students can see the progress they are making in each class, and their score for each class. The Acellus messaging tool allows students to easily interact with their parent. Students are able to access Acellus via the web, allowing them to work wherever they have Internet access.

Help Videos

Special help videos are integrated into the course content for concepts students have difficulty with. These videos not only help the student master the content, but provide the student with “real world” scenarios, creating a meaningful context for obscure concepts.

Philadelphia Car Accident Attorneys

As long as vehicular transportation remains the most popular way to commute in the U.S. large cities and metropolitan areas will be particularly susceptible to both minor and major auto accidents. Because these population-dense areas are prone to heavy traffic and are often located directly in the crosshairs of multiple highways, it can be easy for reckless and negligent driving to run rampant. Small factors that signal a lack of attention—such as forgetting to turn on a blinker, dangerously switching lanes, or speeding—could result in a serious collision.

Although auto accidents occur frequently, the shock of being in a collision can still be devastating. These accidents can lead to substantial injury, a lengthy recovery period, and piling medical bills that threaten your health and financial security. At Zavodnick, Zavodnick Lasky, LLC. our dedicated Philadelphia car accident lawyers understand these kinds of personal injuries are a major loss. A momentary instance of carelessness from another driver could leave you with property damage, lost wages, and lasting injury. Our well-versed legal team can advocate on your behalf to fight for just compensation and minimize your suffering as much as possible.

Types of Vehicle Accidents

There are several kinds of accidents that can result from negligent driving or unsafe road conditions. We are deeply sympathetic to our clients that have been victims of an accident and can offer assistance in a broad range of circumstances, including:

Although auto accidents can have many unintentional or unavoidable agents, a substantial portion are caused by the intentional, reckless, or negligent actions of another. Insurance companies often play on their clients’ desire to quickly resolve the ordeal by offering low settlements in order to avoid paying the full amount a claim is worth. In these cases, the defense of a proficient car accident lawyer may be necessary.

Taking Care of the Details

If you have suffered an injury in Philadelphia involving someone s negligent operation of an automobile that resulted in a car accident, there is one thing you can do better than anyone else around you—focus on getting well. And this is easier when you are free of as much stress as possible. We relieve your stress by dealing with the insurance companies and their attorneys, whose main goal is to pay the least amount of compensation as possible. We know when the figure is right, when to settle, and when to go to court.

We also know how to best counsel you as you deal with other aspects of your recovery, such as your work or other obligations. We only get paid when we win your case and obtain compensation for you, which should help put you at ease knowing that there is one less bill that you have to be concerned about. We pay all the costs associated with your case, such as obtaining medical records, retaining expert witnesses and the costs associated with filing a lawsuit on your behalf.

Securing Your Future

Most people are unaware of the hidden costs of their injuries. When the insurance company waves a large figure in front of them, they may do some quick calculations and think that the money being offered is adequate to compensate them for their pain and suffering and injuries sustained as a result of the car accident. This is never the case. Assuring your health and financial security today and far into the future is our responsibility. We know the costs that will take a toll on your finances over the years. We make sure you receive the compensation you deserve.

How to Become an Elementary School Teacher in Florida

Obtain a bachelor’s degree. Enroll in an education program to receive a degree from an accredited college or university. Consider majoring in education and specializing in the age group you want to teach. Otherwise, look at a major related to the subject you wish to teach. [1]

  • Spend at least 30 semester hours learning necessary educational content for Florida grade school teachers. Examples include learning the methods and content for teaching writing, science and math to elementary school students. [2]
  • Meet regularly with an academic or career adviser to help you pick courses appropriate to your career goal and make sure you are on track to graduate.

Review your international degree. If you are pursuing an international degree, make sure your non-U.S. degree is the equivalent of a bachelor’s degree from a U.S. university. Know that international degrees will be tailored to the educational systems for the country of origin, so there may be a learning curve upon arriving in Florida. [3]

  • Get a report from a credential evaluation agency approved by Florida’s Bureau of Educator Certification or an accredited 4-year U.S. college or university to determine if your international degree is eligible.
  • Have your current transcripts ready for review, as well as an educational plan including any future courses you plan to take and any research you intend to do in childhood education while still in school.
  • Once you obtain your international degree, have a copy of your non-U.S. college or university’s diploma verified to be true by a notary public or a certification officer in one of Florida’s school district offices. Each page of your diploma should say, “I HEREBY CERTIFY THAT THIS IS A TRUE AND CORRECT COPY OF THE ORIGINAL DOCUMENT” and be signed and sealed by a notary or signed by the certification officer. [4]

Take an alternative certification program offered by your Florida school district. The programs are suitable for new teachers, recent college graduates or those changing careers who need professional teaching preparation and experience. [5]

  • Alternative certification programs must be initially and continually approved by the state. These programs use student performance in the course and during the first year of teaching as factors in their approval processes.
  • All community colleges and four state universities in Florida have Educator Preparation Institutes (EPI) that give these programs.

Pass a Florida Teacher Certification Examinations Subject Area Examination. Start by taking the subject area examination for elementary education. If you want to teach a specific subject to grade school students, such as art or a foreign language, you may also take a different Subject Area Examination for that subject. [6]

  • The minimum passing score for a FTCE exam is 200.
  • Passing the exam qualifies you for a Temporary Certificate for that subject. This certificate allows you teach full time for up to three years while working to pass the exam. [7]

Method Two of Three:
Starting with Credentials from Another State Edit

Submit proof of education. Provide official transcripts showing all your degrees and college credits to a Florida school district office. If you attended more than one university, get official transcripts from each school attended. If you have any non-degree certificates from your university or a community college, include those in your submission. [8]

  • Official transcripts can be provided by your school, often for free and occasionally at a small charge. Call the registrar’s office or the records office at your past schools to get specific instructions on how to order official transcripts.
  • Include the original copy of your credential evaluation report if you have an international degree. The report should state the equivalency of a U.S. degree and have descriptive course titles and semester-hour units for your schoolwork. [9]

Submit your teaching certificates. Provide copies of valid teaching certificate(s) received from any other U.S. states or territories if applicable. Check whether your state accepts Florida’s Professional Educator’s Certificate if applicable. If it does, then Florida will reciprocate and accept your state’s certificate as well [10].

  • If your credentials are through the National Board of Professional Teaching Standards, you may instead submit your credentials issued by them in the same manner that you would a state education certificate.
  • Mail your application package to Florida’s Bureau of Educator Certification in the state’s Department of Education.

Prepare a portfolio. Though not required to move your teaching credentials from another state to Florida, a portfolio supplemented by strong references may be necessary when applying for any above-entry-level teaching positions. Include samplings of material such as lesson plans, assignments, and evaluations from past teaching positions that best highlight your experience. [11]

  • Ensure that all the material in your portfolio is your original work, and that you have the rights to reproduce and distribute such material for this purpose. Check with your current employer to see if they have any restrictions on content created by their teachers.

How Do I Download a Recovery Disc for My Toshiba Laptop?

A recovery disc is a CD provided by a computer manufacturer that will assist the owner in reinstalling Windows and system device drivers in the event of a hard drive failure. If your original Toshiba recovery disc has been misplaced or damaged, it may be difficult to get a replacement disc except through the mail from Toshiba Product Support. There is a free download work around available, however, if waiting for delivery by mail is not convenient.

You can restore your Toshiba laptop without a Toshiba Recovery disk.

Find Model and Windows Data

Turn your Toshiba laptop over and note the model name and number of your unit on the manufacturer sticker. If the model number is followed by a dash and another number, note this carefully. Model number subdivisions can translate into significant equipment changes from model to model. Note the Windows version that came with your laptop. This version information will be printed on a Microsoft Certificate of Authenticity sticker.

Write down the Windows COA keycode originally registered to this laptop. This keycode, printed on the COA sticker, will be a string of six groupings of letter and number combinations separated by – marks. Write down this keycode.

Download the Drivers

Go to the Toshiba Support website and search for all the device drivers for your make and model. In most cases, you will be offered a menu of current device drivers for components featured on your laptop, and in some cases, you will be offered bonus software that came with your laptop when you first purchased it. Download all the device drivers related to your Windows operating system and store them on a flash drive or burn then to a CD. Store this flash drive or CD somewhere safe for future use.

Find a Windows Setup Disk

Find an original setup disk for the version of Windows you need. If your COA is for Windows Vista Home, you must find a Windows Vista Home version setup disc. You can borrow a disc from a friend, or buy a used disc online. There is no source for a free download of Windows. Even though you use a friend s setup disc, you will use your unique COA keycode to activate the Windows installation.

Reinstall Windows

Reinstall Windows using an authentic setup disc and your keycode. In some cases, Windows will locate and load drivers for your Toshiba laptop automatically, or at least provide substitute drivers until you can install the correct drivers.

Reinstall the Drivers

Use the flash drive or disk you burned to restore the device drivers to your Toshiba. It is a good idea to start with the Ethernet or wireless adapter so you can connect to the Internet to find more suitable drivers online and activate your copy of Windows. Work through all the driver install packages to restore drivers for Ethernet, wireless, BIOS, sound cards, video cards, optical drives, touchpad functions, keyboard controls and other devices.

Plan For The Future

Make an attempt to replace your recovery disc through Toshiba. Otherwise, consider creating a perfect copy or ghost copy of your restored operating system and device drivers for future use. Use an external hard drive for this creation, not a partition on your current hard drive.

How do I sue an uninsured motorist who hit me?

If you’ve been in a car accident and it turns out that the at-fault driver has no car insurance, you won’t face any special barriers to filing the lawsuit. The challenge will be in collecting on any judgment you end up receiving in your favor.

Car insurance plays a crucial role in almost every car accident injury case. If you are injured in a car accident, one of the first things you’ll do is report the accident to your insurance company. If the other driver is insured, he or she will do the same. You’ll co-operate with your insurance company as it investigates the accident, and depending on your strategy and comfort level, you might resolve the claim with your own carrier (who will then pursue subrogation from the other driver’s insurance company), or you could make a “third party claim” with the other driver’s insurer. Either way, any settlement you receive will be paid by a car insurance company, not by the other driver. And a lawsuit does not need to be filed.

But if the other driver has no car insurance, then any money is going to have to come directly from his or her pockets, and you’ll need to file a lawsuit to get it. (Learn more about starting a car accident lawsuit .) But practically speaking, if someone is driving around without insurance, it could be because they can’t afford to pay for coverage. So, even if you were to get a judgment finding the other driver liable for your damages, chances are that actually getting money from the driver will be a whole different story.

This is why your best option might be filing a claim under your own car insurance policy, assuming you have uninsured motorist coverage. If you do have UIM coverage, your own car insurance carrier will pay out a claim up to the limits of that coverage. So, if you’re in an accident with an uninsured driver and your losses (medical expenses, lost income, vehicle damages, etc.) end up totaling $15,000, and you’ve got a $20,000 UIM provision in your policy, the entirety of your losses will be covered.

How Does Load Balancing Work?

Load balancing is a standard functionality of the Cisco IOS router software, and is available across all router platforms. It is inherent to the forwarding process in the router and is automatically activated if the routing table has multiple paths to a destination. It is based on standard routing protocols, such as Routing Information Protocol (RIP), RIPv2, Enhanced Interior Gateway Routing Protocol (EIGRP), Open Shortest Path First (OSPF), and Interior Gateway Routing Protocol (IGRP), or derived from statically configured routes and packet forwarding mechanisms. It allows a router to use multiple paths to a destination when forwarding packets.

There are no specific requirements for this document.

This document is not restricted to specific software and hardware versions.

For more information on document conventions, refer to Cisco Technical Tips Conventions .

When a router learns multiple routes to a specific network via multiple routing processes (or routing protocols, such as RIP, RIPv2, IGRP, EIGRP, and OSPF), it installs the route with the lowest administrative distance in the routing table. Refer to Route Selection in Cisco Routers for more information.

Sometimes the router must select a route from among many learned via the same routing process with the same administrative distance. In this case, the router chooses the path with the lowest cost (or metric) to the destination. Each routing process calculates its cost differently and the costs may need to be manipulated in order to achieve load-balancing.

If the router receives and installs multiple paths with the same administrative distance and cost to a destination, load-balancing can occur. The number of paths used is limited by the number of entries the routing protocol puts in the routing table. Four entries is the default in IOS for most IP routing protocols with the exception of Border Gateway Protocol (BGP), where one entry is the default. Six different paths configured is the maximum number.

The IGRP and EIGRP routing processes also support unequal cost load-balancing. You can use the variance command with IGRP and EIGRP to accomplish unequal cost load-balancing. Issue the maximum-paths command in order to determine the number of routes that can be installed based on the value configured for the protocol. If you set the routing table to one entry, it disables load balancing. Refer to How Does Unequal Cost Path Load-Balancing (Variance) Work in IGRP and EIGRP? for more information about variance.

You can usually use the show ip route command to find equal cost routes. For example, below is the show ip route command output to a particular subnet that has multiple routes. Notice there are two routing descriptor blocks. Each block is one route. There is also an asterisk (*) next to one of the block entries. This corresponds to the active route that is used for new traffic. The term ‘new traffic’ corresponds to a single packet or an entire flow to a destination, depending on the type of switching configured.

For process-switching—load balancing is on a per-packet basis and the asterisk (*) points to the interface over which the next packet is sent.

For fast-switching—load balancing is on a per-destination basis and the asterisk (*) points to the interface over which the next destination-based flow is sent.

The position of the asterisk (*) keeps rotating among the equal cost paths each time a packet/flow is served.

You can set load-balancing to work per-destination or per-packet. Per-destination load balancing means the router distributes the packets based on the destination address. Given two paths to the same network, all packets for destination1 on that network go over the first path, all packets for destination2 on that network go over the second path, and so on. This preserves packet order, with potential unequal usage of the links. If one host receives the majority of the traffic all packets use one link, which leaves bandwidth on other links unused. A larger number of destination addresses leads to more equally used links. To achieve more equally used links use IOS software to build a route-cache entry for every destination address, instead of every destination network, as is the case when only a single path exists. Therefore traffic for different hosts on the same destination network can use different paths. The downside of this approach is that for core backbone routers carrying traffic for thousands of destination hosts, memory and processing requirements for maintaining the cache become very demanding.

Per-packet load-balancing means that the router sends one packet for destination1 over the first path, the second packet for (the same) destination1 over the second path, and so on. Per-packet load balancing guarantees equal load across all links. However, there is potential that the packets may arrive out of order at the destination because differential delay may exist within the network. In Cisco IOS software, except the release 11.1CC, per packet load balancing does disable the forwarding acceleration by a route cache, because the route cache information includes the outgoing interface. For per-packet load balancing, the forwarding process determines the outgoing interface for each packet by looking up the route table and picking the least used interface. This ensures equal utilization of the links, but is a processor intensive task and impacts the overall forwarding performance. This form of per-packet load balancing is not well suited for higher speed interfaces.

Per-destination or per-packet load-balancing depends on the type of switching scheme used for IP packets. By default, on most Cisco routers, fast switching is enabled under interfaces. This is a demand caching scheme that does per-destination load-balancing. To set per-packet load-balancing, enable process switching (or disable fast switching), use these commands:

Now the router CPU looks at every single packet and load balances on the number of routes in the routing table for the destination. This can crash a low-end router because the CPU must do all the processing. To re-enable fast switching, use these commands:

Newer switching schemes such as Cisco Express Forwarding (CEF) allow you to do per-packet and per-destination load-balancing more quickly. However, it does imply that you have the extra resources to deal with maintaining CEF entries and adjacencies.

When you work with CEF, you could ask: Who does the load balancing, CEF or the routing protocol used? The way in which CEF works is that CEF does the switching of the packet based on the routing table which is being populated by the routing protocols such as EIGRP. In short, CEF performs the load-balancing once the routing protocol table is calculated.

These documents provide more information about how various protocols select a best path, calculate their costs to specific destinations, and how they perform load-balancing when applied.

The 5 Best New Mexico Homeowners Insurance Companies

Enchanting landscapes aren’t all that New Mexico has to offer a homeowner. The state also has some of the lowest rates for homeowners insurance in the country, ranking thirty-fourth with an average of $898 annually. significantly lower than the national average of $1,096. This is mostly thanks to the relatively low risk for natural disasters. but beware: like those intriguing desert vistas, there’s more than meets the eye for New Mexico homeowners.

For one thing, though natural disasters are infrequent, they can be swift and costly. Take, for example, the freak winter storm in 2011 that caused $55 million in claims for damages such as burst frozen pipes. A 2015 report also ranked New Mexico fifth in the nation for percentage of homes at high or extreme risk of wildfire.

Like a desert fox, you’ll need to be savvy and alert while shopping for the best New Mexico homeowners insurance. Sniff out discounts that you can get right off the bat, and be smart to keep those low premiums low (more on that below.) Hunt for endorsements for fire and water damage and keep a keen eye on coverage for those particular risks. Consider also the average premiums in your particular corner of the state. Liberty Mutual

Liberty Mutual is our overall top choice for covering your pueblo, ranch, or other New Mexico dwelling. High marks for claims processing from both J.D. Power and Consumer Reports readers point to a positive reputation for timely and efficient payouts. Liberty’s financial stability ratings are not as high as others in our top five but still nothing to sneeze at: “A” from both A.M. Best and Standard and Poor’s and “stable” according to Moody’s. Where Liberty really makes its mark is in the range and number of endorsements we found mentioned — more than any other provider on our list, and they are clearly laid out on their very user-friendly website.

Liberty Mutual also excels with perks that New Mexico residents may especially appreciate. In the case of a wildfire, its Home Protector Plus coverage would provide full replacement costs for lost and damaged possessions as well as the expenses of living elsewhere while your home is being repaired or rebuilt. The company also offers 24-hour access to repair services for covered damages, which would be crucial to control water damage in a surprise cold snap that freezes the pipes. All this came standard with our policy that was quoted at $90 a month or $1,082 a year, making it the second most affordable of our options. (It was a bit more than the ridiculously low $650 annually with Farmers, but well worth the modest increase in investment.) Add to that an exclusive discount for alumni of New Mexico State University and the University of New Mexico, and this could be a match made in homeowners insurance heaven.

With all its offerings, Liberty Mutual is the company we’d want by our side in the case of disaster. The overall value could make for a good deal

Allstate

With similarly sparkling customer service and a wide range of endorsements, Allstate is a worthy second choice. Its website made for a great shopping experience, among the top of our options. We loved the clear layout of coverage information and resources such as a live chat box, blog posts on FAQs, and an app for cataloging personal property, very handy in case of a an event like burglary. (According to its online Common and Costly Claims tool, we found burglary to be the most common claim in our zip code, averaging $2,973 per claim .) Dog bites (liability) are the mostly costly, coming in at $41,500 on average. All of this make us feel like we’re making a more informed decision even before getting a quote, and that eases the stress of navigating the homeowners insurance labyrinth.

What kept Allstate from the top spot for us was that we couldn’t secure that quote online. We got a message that because of the age of our home (built in the early twentieth century), it might “have additional coverage needs” and we had to speak with a real human agent. Back to the labyrinth.

Farmers

Farmers reigns as the affordability king among our New Mexico options. Our Albuquerque quote process yielded the cheapest possible rates, ranging from $650 to a mere $958 at the most for the three tiers of coverage. Keep in mind that in insurance universe, cheapest does not always mean best. For example, that cheapest standard tier does not cover the contents of your home, which may come back to bite you in the case of fire or theft, but depending on your priorities, this may be a level of risk you can handle. Farmers also offered the most discounts of any of our options, including one for educators — a big thumbs up for savings.

That said, Farmers is solidly mid-line in our other categories of evaluation. Farmers ties with Allstate in claims processing ratings from J.D Power (both with a 6) but trails our top pick Liberty and USAA who snagged an 8. Also tied with Allstate in number of endorsements offered, Farmers then dipped below our top two in financial stability, with “A” from A.M. Best and “A+” from Standard and Poor’s, which are still not worrisome but lower nonetheless. Farmers gets customer service points for having a clear layout on its website, but it has fewer tools, notably lacking a feature for keeping track of personal property. Then again, you might not miss that if you go with the bargain-basement policy that wouldn’t cover your belongings anyways.

If your top priority is getting coverage at the lowest possible rates, Famers is for you. If you’re interested in a more top-shelf reputation for financial stability, customer satisfaction, and claims processing, read on.

USAA

If you are affiliated with any of New Mexico’s three Air Force bases or other branches of military service, we have some good news: you can take advantage of the impressive record of USAA. USAA dwarfed our other top four in reputation for claims processing, pulling in the highest scores from Consumer Reports for claims experience (7.5 compared to 5 for all others) and timely payments (a perfect 10.) Their ability to payout claims reliably is backed up by impeccable financial stability according to Moody’s (stable), A.M. Best (A++), and Standard and Poor’s (AA+.) All of this points to a likely excellent customer experience in which you are taken care of with all the respect and service you deserve.

For the rest of us, however, these hyped-up services remain firmly out of reach, and that pulled USAA down in our own rankings. The website is very sparse in terms of information on coverage options, endorsements, and other discounts we may qualify for. We couldn t even get a quote for our Albuquerque abode without the proper military credentials. If you can break into this Fort Knox of homeowners insurance, please do, and let us know how great it is. In the meantime, consider the other options on our list as fine alternatives.

State Farm

State Farm came in third place for most affordable quotes, conveniently completed online. At $98.62 per month or $1,187 a year, these premiums are not too far off from our top pick Liberty (which quoted us $90 and $1,082, respectively.) State Farm’s standard coverage also includes the payment of a $500 annual fire service charge, which we didn t see mentioned anywhere else, so there could be other perks if you read the fine print of the policy you are quoted. We also appreciated the clear layout of how much we were saving (i.e. $62 annually for being claim-free and $64.33 if bundled with auto insurance) and line-by-line deductibles. We could change and update the quote to adjust for deductible amounts.

What brought State Farm down was for us was an overall lower score in customer service. They offer fewer online resources than others; though the 360 Value Tool to calculate replacement cost of your home and Home Index Tool to inventory belongings are standouts, but the lack of basics like an FAQ section and live chat box was noticeable as we shopped around. There are also fewer endorsements available to personalize your coverage, and fewer mentions of discounts compared to our other top five.

Then again, State Farm pulled in excellent ratings for financial stability, second only to USAA with an “A++” from A.M. Best and “AA” from Standard and Poor’s. Depending on your needs, State Farm could have all you want and more. Compare quotes from other area providers for your own property using the quote tool below.

Renting Property in Mexico

Renting in Mexico

People who rent property in Mexico far outweigh the number who buy. This is because property prices are much higher than average incomes will allow people to afford, and although mortgages are now being proffered by Mexican banks (a few years ago they were virtually unheard of), at an average of 15% a year, they are expensive by current US and European standards.

As access to long-term credit secured by real-estate is becoming more widespread, this is slowly beginning to fuel demand for land and house sales, but on the whole, the majority of the population still rent.

As a result of this rental properties are plentiful, commonplace and varied and there is something to suit every need, and every budget.

Finding a Property to Rent in Mexico

You need to establish what your budget is going to be and then draw up a shortlist of areas in the location you want to rent in, avoiding less desirable areas, including those near shanty-towns and areas where crime levels and violence are or may be high. This is especially relevant in Mexico City. Smaller towns and cities just don t suffer from crime the way Mexico City does.

Establish what kind of property you want and where: An apartment or house? Close to town, or out of town? Near the market and local services? Away from the crowds? In a gated community?

In smaller places, take time to walk around, exploring neighborhoods to get a feel for the area you may rent in. This is especially important if you ll be renting for an extended period.

Just as buying property successfully requires attention to: location, location, location the same rule applies for acquiring good rental property.

You will need to be able to speak some Spanish to effectively rent property on an independent basis, especially outside the main tourist areas. Wherever you are in Mexico, if you only speak English and don t employ the use of an agent, your options may be limited and you may not end up negotiating the best deal possible.

There are several ways to approach the market:

Estate Agents: Estate agents will have a list of rental properties on their books. Be sure to go to several estate agents in the area, as they may all list the same property possibly at different rates. Estate agents will know the area and be able to point you away from areas you wouldn t want to live in and especially useful if your Spanish language skills are limited or you want a professionally managed service.

Newspapers Internet Cafe Billboards: This is a common way people find rented property in the US and Europe; classified sections of newspapers in Mexico do contain property listings, but you explore other routes as well.

Your Hotel: If you re staying at a hotel, they may have contact with one or more property agents in the area. You may want to inquire at reception as they could put you in touch with a local person who could help you out.

Local People, Local Places: A good way (as reported by many people who go to Mexico searching for a rental) is to engage with the local people in an area where you have decided to look for a rented property (check that the area meets your requirements and standards). Go back to the area regularly, get known and chat with people: in restaurants and cafes, for example. Internet Cafe s often have billboards with information about properties and rooms for rent locally check them out!

Dealing Direct: Mexican people are very friendly and sooner rather than later you will connect with someone or somewhere who can refer you to a person with a place for rent. You may also see signs on some buildings or houses that read Se Renta (for rent) with a phone number. This may be the agent if the sign is very posh or labeled with a logo, or most probably the landlord if it s handwritten. If you like the look of it and its in the right area: you might want to explore it further.

References

People don t tend to ask for references in Mexico for short term informal rentals (depends on the circumstances), although if you deal through an Estate Agent you will probably be asked for one or two.

When dealing directly with landlords, they tend to judge whether or not they want you to rent the property during their first meeting with you. How much rent you pay and what deposit is required can also be decided at this initial meeting. If you are dealing directly with the landlord, be aware that your first impression will count!

Key Questions

Ask about the availability of electric, water and gas are they hooked up, or do you need to do this? If there is gas, you are likely to need a gas cylinder you may need to contract this yourself, and pay a deposit on the tank; some properties now have direct gas lines. Ask about the state of the shower, and if there is a water purifier on the tap, ask if it requires maintenance (and when was the filter changed). Is the phone connected? Are there any maintenance problems you should know about? If its a house, and it has a garden, ask if there are any tools or if the landlord knows a gardener you can hire. If there is a swimming pool, ask about its maintenance. If there is an alarm, ask how to operate it. Is there a water pump (for pressure)? If so, is it automatic, or manual?

Deposits and Contract Terms

Deposits tend to be the equivalent of 1 calendar month s rent, paid upfront with your first month s rent. An inventory should be carried out with the agent or landlord, noting down any major defects that exist when you start the rental agreement. Any items missing or (further) damage would be charged to your deposit.

Contract Terms usually state that you must pay the deposit and first month s rent in advance.

Your contract may specify a minimum term (say, 1 month), and also specify how much notice you have to give before you leave. Be sure that you understand your commitments fully before signing the agreement.

Some rentals will have a 6 or 12 month minimum stay: some may be as short as a week, although the latter tend to be holiday homes or apartments and are likely to cost more.

If you are in any doubt about your contract, or if you cannot read and understand Spanish well, either use an agent, or get someone to translate it for you. Although the contract may have an English version, in a dispute, only the Spanish version will be recognized in Law.

Payment of Rent

You will either pay the agent or the landlord directly. The concept of Direct Debit , (direct transfers out of your bank account to pay another party) although becoming more commonplace for payment of bills to larger companies, hasn t become commonplace between individuals yet, so you ll have to hand-over cash to the agency office, or to the landlord who will visit every two weeks or monthly to collect.

Be sure to get a receipt for all payments, especially those made with cash.

Rental Increases

Insurance

It may not be your responsibility to insure the property (check the contract), although you may wish to insure the contents and your personal belongings. Local insurance companies can arrange this for you and if you re using an agent, the agency may be able to recommend someone but shop around as the agents might be on a commission and the deal they proffer may not be your best alternative.

Checking Out

Check your contract to see how much notice you need to give: you should check this before you sign.

Be sure to give the landlord and/or agent plenty of notice, if necessary in writing, prior to your planned departure.

You should go through the inventory with the landlord or agency and provided everything is in good order, your deposit will be returned to you, either directly by the landlord or by the agency office.
